What is a trustee sale?

In Virginia, most home foreclosures are nonjudicial: a trustee named in the deed of trust sells the property at public auction — usually on the circuit court steps — after publishing a legal notice. No court case is required, so the process moves fast.

Where does this data come from?

Published sale lists from the Virginia trustee law firms that handle most of the Commonwealth's foreclosures — collected every morning, de-duplicated across firms, and joined with county assessment records where available (Richmond metro, Northern Virginia and Hampton Roads so far, with more localities added continuously). Where a county has no public assessment endpoint, we fall back to a licensed market valuation model and label it as such.

How is estimated equity calculated?

Estimated value minus the debt against the property. Value comes from the county assessment where one is available, otherwise a market valuation model. For debt we use the original loan principal when the trustee publishes it; when they don't, we estimate it from the recorded sale price in county land records, amortized to today. Estimated-debt listings are marked with an asterisk, shown as a conservative floor rather than a midpoint, and never trigger a priority alert. Payoff balances and junior liens are not public, so every number here is an estimate — verify with the trustee before bidding.

What does the A–F deal grade mean?

Estimated equity as a share of estimated value: A is 50% or more, B is 35%, C is 20%, D is 5%, F is below that. A grade marked with an asterisk rests on an estimated debt figure rather than one the trustee published — treat it as a starting point for diligence, not a conclusion.

Why do sales disappear or move?

Postponements and cancellations are constant in foreclosure — owners cure, file bankruptcy, or sell. Members get an alert when a scheduled sale is removed from a trustee's list.
